Most people shopping for office space in Dubai focus on two numbers: the rate and the square footage. Reasonable place to start, but it’s not where the real cost differences show up. Those tend to hide in the contract itself, in clauses nobody reads twice until something goes wrong. Here’s what’s worth checking before you sign anything, wherever in Dubai you’re looking.
1. What’s the actual notice period to exit?
Ask this before anything else. Some leases lock you in for a year with no early-exit option at all; others let you leave with 30 or 60 days’ notice. Get the exact number in writing, not a verbal “should be fine.” At GAL Business Center, serviced office agreements start at three months, and the terms are set out plainly before you sign, not buried in a clause you’d need a lawyer to find.
2. Is the deposit refundable, and under what conditions?
Security deposits in Dubai commercial leases can run anywhere from one to three months’ rent, and the conditions for getting it back aren’t always spelled out clearly. Ask what counts as normal wear versus damage, and how long a refund actually takes once you move out.
3. Who’s handling Ejari registration, and is it included?
Ejari registration is a standard part of renting commercial space in Dubai, but who handles the paperwork and whether it’s bundled into your fee varies by provider. Don’t assume. Ask directly, because chasing this yourself after the fact costs time you didn’t budget for.
4. Is “furnished” doing more marketing work than you think?
Some listings say furnished and mean a desk and a chair. Ask exactly what’s in the room before you tour it, then confirm it against what you actually see. Serviced offices at GAL Business Center come with ergonomic furniture already set up, so there’s nothing to source before your team can sit down and work.
5. Who’s responsible for maintenance, and is it actually in the rate?
This is the one people find out the hard way, usually in August. A lot of traditional leases make maintenance the tenant’s problem, meaning you’re the one calling the AC repair company and eating the cost. Ask specifically whether housekeeping and maintenance are bundled into the rate or billed separately. At GAL Business Center they’re included, full stop.
6. What’s genuinely bundled into the rate, and what shows up as a separate invoice later?
“All-inclusive” gets used loosely across the market. Get the provider to list out exactly what’s covered: Wi-Fi, utilities, reception, meeting rooms, IT support, cleaning. If they can’t give you a straight list on the spot, that’s worth noting. GAL Business Center’s rate covers all of the above with no separate invoices arriving after the fact.
7. How much meeting room access do you actually get?
Some providers treat meeting rooms as a paid add-on past a small monthly allowance. Ask how many hours are included and what happens once you go over, especially if you plan to host clients regularly. Meeting rooms at GAL Business Center can also be booked by the hour or day even without renting a permanent office, which is worth knowing if your needs are seasonal.
8. Can you scale the space without renegotiating from scratch?
Growing out of your office, or shrinking after a slower quarter, shouldn’t mean tearing up the agreement and starting over. Ask what the actual process looks like for adding a desk or moving to a bigger space. At GAL Business Center that’s a conversation with the team rather than a legal renegotiation.
9. Is what you were told on the tour actually written into the contract?
Verbal promises made on a tour don’t hold up if they never made it onto paper. If a manager tells you something is included, ask for it in writing before you sign, not after. A contract review is also where GAL Business Center’s own legal consultation service comes in useful, even for space you’re not renting from us. Our concierge team works with a business law firm that reviews contracts to confirm they’re sound and actually reflect what you agreed to.
10. Does the location work for who you actually need to see?
A great rate in the wrong location just means a longer commute for you and your clients, every day, for the length of the lease. Check the real drive time from the areas you deal with most, not just the name of the free zone on the brochure. GAL Business Center sits in Dubai Production City, right off Sheikh Mohammed Bin Zayed Road with Al Khail Road close by too, keeping you out of the single-route bottlenecks that come with being wedged into Downtown or Business Bay. It’s an easy reach from Dubai Media City, Dubai Internet City, JLT and Dubai Marina, and from 30 September 2026 it’ll also sit about a minute’s walk from the metro connection to Etihad Rail’s new Al Yalayis Station.
Walking Into Any Tour With This List
None of these questions are complicated, but most people don’t think to ask them until after they’ve already signed. Keep this list on your phone and run through it on your next tour, whichever provider or part of Dubai you’re looking at.
If you’d rather see how GAL Business Center answers each of these in person, book a tour and bring the list with you. We’d rather field the awkward questions before you sign than after.
