What to Check Before Renting a Serviced Office in Dubai Production City: An 8-Point Checklist

Most people shopping for a serviced office in Dubai compare price per square foot and stop there. That’s the easy number to find, and also the least useful one, because two offices at the same rate can hand you completely different amounts of hassle once you’ve moved in.

1. What’s the actual lease term, and can you get out of it?

Traditional Dubai office leases usually start at a year, sometimes two or three if the landlord wants to lock in the deal. That’s a long commitment for a business that isn’t sure yet what its headcount looks like in twelve months.

2. Is the space actually furnished, or is “furnished” doing some marketing work?

Some listings say “furnished” and mean a desk and a chair, full stop. Ask what’s actually in the room: ergonomic seating, storage, meeting room furniture, or just the basics. 3. Who handles maintenance, and is it actually included?

4. What’s genuinely included in the all-inclusive rate?

“All-inclusive” gets used loosely. Get the provider to list it out: Wi-Fi, utilities, reception support, meeting room access, IT support, cleaning. If a provider can’t give you a straight list, that’s worth noting. 5. How much meeting room access do you actually get, and does it cost extra?

Some serviced offices treat meeting rooms as a paid add-on beyond a token allowance. Ask how many hours are included per month and what happens once you go over. If you expect to host clients regularly, this number matters more than it looks like it would at signing.

6. Can reception and admin support actually do anything, or is it just a front desk?

“Reception support” can mean anyone from a receptionist who greets guests to a team that handles mail, courier pickups, and basic admin tasks so you’re not doing them yourself. Ask what’s covered. It’s a small detail until the day a client shows up and there’s nobody to greet them.

7. Can you scale the space up or down without renegotiating from scratch?

Growing out of a private office, or shrinking after a slow quarter, shouldn’t mean tearing up your agreement and starting over. Ask what the process looks like for adding a desk, moving to a bigger office, or stepping down to a smaller one. 8. Does the location actually work for who you need to see?
